Tempus Ten is a 17½ acre site situated at the Junction 10 of the M6 Motorway identified by Lingfield as forming a key gateway to Walsall, the Black Country and the Greater Birmingham Conurbation. Through Lingfield’s extensive planning and development expertise, Tempus Ten became the first strategic mixed use development in the Walsall Regeneration Area, achieving planning consent for a commercial development totalling some 350,000 sqft of offices, hotels, conferencing, leisure and restaurant uses.
Phase 1 of the development which was 100% pre-let comprised a 100,000 sqft 127 bed DeVere Village Hotel, a fast food court for KFC and an Express by Holiday Inn Hotel providing a total of 250 beds and complementary hotel facilities on site; generating in excess of 500 jobs within this 1st phase. £20m of private investment was expended on this 1st Phase including extensive off-site highway works to Junction 10 itself and a four-way traffic controlled junction. Lingfield subsequently sold the development in 2005 with the remaining land having consent for 80,000 sqft of offices and 100,000 sq.ft of distribution warehousing.
