Central London Office Fund

Lingfield invested with a limited number of family property companies across the UK resulting in over £50M of assets purchased.  The Fund capitalised on the Central London Office Market with the acquisition of the Salaman portfolio and a number of other acquisitions.  Two-thirds of the assets were enhanced by focused value added activities, including extensive refurbishments, asset management and planning gains.  The assets which were sourced, represented a discount in the fragile rental markets at the time of purchase.  Conversely, their values increased on strengthening conditions when the majority of disposals were completed.  Examples include 37/39 Great Marlborough Street, W1; 70/110 Rochester Row, SW1; Garrick House, 3-5 Charing Cross Road, WC2; 30 City Road, EC1 and New Roman House, N1.
